Q: How do I know what is covered under my warranty?
A:
When you purchased your home, you were given a booklet referencing the guidelines for the Arizona Registrar of Contractors Minimum Workmanship Standards as well as the 2-10 Home Buyer's Warranty booklet. Refer to those booklets for specific warranty coverage information. If you can not find your copy, you may contact our office, go online to http://www.rc.state.az.us/Standards/standards.html, or contact your 2-10 HBW representative at (800) 488-8844.

Q: How long does my warranty last?
A:
For coverage time frames, please refer to the Arizona Registrar Minimum Workmanship Standards in the packet you received at signing or closing (or go online to http://www.rc.state.az.us/Standards/standards.html).

Q: What should I do if I have a repair emergency?
A:
Emergency items include excessive water leaks, gas leaks, sewer leaks or backups. For such emergencies during office hourse, please contact our office immediately. If such emergencies occur after working hours, please contact our office and leave a message detailing the emergency, then contact a 24 hour service plumber such as TrueLove Plumbing or Rolland's Plumbing. If the work is found to be the result of a defect covered by your warranty, you will be issued a reimbursement.

Q: I believe that I have a warranty issue. How do I get it resolved?
A:
The first step is identifying what the potential problem actually is. Using the 2-10 HBW booklet, identify the category of the issue, i.e., drywall (interior walls), stucco (exterior walls), trim carpentry (cabinets, doors, baseboard, etc), carpet, tile, etc. The second step is identifying EXACTLY what you think the defect or repair might be. Contact our office and be prepared to answer very specific questions, like "Where is X located? When did you notice X? Have you tried Y? Why do you think X is incorrect/broken/etc?" Once you have answered a few questions and it is determined that you do have a warranty issue, a Linn representative will enter the item into our computer system and issue a corrective notice to the responsible subcontractor.

Q: Where can I get a copy of the Warranty Work Order?
A:
You may request a Warranty Work Order to be mailed, faxed or emailed to you, or you may pick one up at our Corporate or Sales Office. Additionally, you may download the form by clicking here for Word format or here for PDF.

Q: I am getting ready to close escrow; How do I change utilities into my name?
A:
Contact the utility companies that service your home area and let them know that you would like the utilities transferred into your name as of the closing date.
